Agents across Orange County call us when staging matters.

Why staging matters in Orange County

Orange County’s luxury market moves on presentation. Buyers in Newport, Irvine, Coto, Laguna and Mission Viejo are comparing multiple listings — often at the same price point — and the home that shows best is the one that wins. Staging isn’t decoration. It’s the strategic edge that turns a property into a place buyers can picture themselves in.

We work across every Orange County market — coastal estates in Dana Point and Newport Beach, gated communities in Coto de Caza and Ladera Ranch, established neighborhoods in Mission Viejo and Irvine, the Spanish Village character of San Clemente and San Juan Capistrano. The buyer profile shifts city-to-city. The staging approach has to match.

We’re owner-operated. You work directly with us — not a sales rep, not a junior designer. Every consultation is honest, every quote is straightforward, and every install is on schedule. That’s what “small business” means when it’s done right.

About Staging OC

Owner-operated across Orange County. Every project, personally.

Staging OC is owner-run out of Coto de Caza. When you call, you reach the owner directly — not a sales rep, not a junior designer. Every consultation, every install, every destaging gets owner-level attention.

That’s a deliberate choice. Orange County’s luxury market is too specific to treat with a generic playbook. The buyer in Coto de Caza isn’t the buyer in Newport Beach. Mission Viejo isn’t Dana Point. We work this market because we live in it — and because attention to detail is what separates a .5M sale from a .5M sale that took 90 days.

The other deliberate choice: we don’t scale beyond what we can do well. Boutique by design. The properties we take on get the same level of care we’d want for a home we were selling ourselves.

Orange County staging FAQ

Frequently asked

Questions we hear most often from Orange County sellers and listing agents.

How much does home staging cost in Orange County?

For a typical Orange County vacant staging job, the initial fee runs $2,500 to $7,500+ depending on home size and covers the first 30 days, plus $500 to $1,500 per month after that. Occupied staging starts around $500 to $2,500. We give a property-specific quote after a free consultation. Our pricing guide breaks it down in detail.

Do you serve all of Orange County?

Yes — we stage across Orange County, including Newport Beach, Irvine, Tustin, Costa Mesa, Santa Ana, Orange, Lake Forest, Mission Viejo, Coto de Caza, Dana Point, Laguna Niguel, Laguna Beach, Ladera Ranch, Rancho Santa Margarita, San Juan Capistrano and San Clemente. We’re familiar with each market’s gated communities, HOA protocols, and buyer expectations.

How long does the process take from consultation to listing?

A typical timeline is 10 to 14 days from consultation to installation, then your photography can happen the day after install. For urgent timelines we can often accommodate 5 to 7 day turnarounds. Reach out early — even before your listing date is finalized — so we can reserve the right slot for your photographer.

What’s the difference between vacant and occupied staging?

Vacant staging means we furnish the entire home from scratch — most common for estate properties and recently-vacated listings. Occupied staging means we work alongside your existing furniture, editing and supplementing key pieces. Vacant is more expensive but transforms the property completely; occupied is faster and more affordable. We recommend the right approach after seeing the home.
